started out well with some good jokes

To me this is far from formulaic. This felt pretty fresh to me. One of those Netflix movies that pokes it head above the rest.

I mostly agree, although I still enjoyed it the whole way through. Once he got running around outside it got "dumber" for me. Up until then, it had defied certain aspects of the genre. The kid remembers to keep quiet, use his cell phone, actually call the cops, etc.
