Will this be released on physical media (Blu-Ray, 4K UHD) after the theater or does it go exclusively to streaming?

A very good chance it will wind up on home media. May not be a quick release, likely it'll be exclusive to Apple TV+ for a number of months, but it'll come out eventually.
