Can Marvel produce animated movies with any character?

From what I've read Marvel before being bought by Disney sold the movie rights for some of their properties... X-Men, Fantastic Four, Spider-Man to Fox & Sony.

How were they able to have some X-Men characters and Hulk together for this?

Because it's animated?

If not, how can this be explained?
