Horror/Thriller movie?

Anyone know the name of this movie?

It's a good few years old, maybe 15 or so...A group of teens/young adults arrive at one of their parent's summer house in the woods to celebrate graduation maybe? There's a killer lurking outside the house and they can't leave. They start turning on each other inside the house. At one point they all run to the jeep and try and drive away but I think they drive over a thing on the road that punctures the tires and they have to run back to the house.
