M. Night Funds his own movies

So if the article above is accurate M. Night is paying for the full budget of his recent movies. So my questions is why isn't he making more money?
1.
He took out a loan of 5 million for The Visit which grossed 100M worldwide. Even if Universal paid all the distribution and marketing surely he would have received at-least 25% of the gross/other income sources and royalties having paid for the entire production budget. That should be at-least 25 Million in his pocket within the first year of release.
( I suppose since his investment was only 5 Million and Uni had to put up the rest which could have been 20M+(P&A) he could have only received a 20% cut of their take which would be around 10 Million.) 100/2= 50 50/5=10
2. After that he had to dig into loan territory for 9M for split( Which would be understandable if he only made the estimated 10 million before having to repay his loans). It grossed 278 Million. So if he only got the speculative 20% of the studio take he should have still made north of 30M after the first year.
3. He again had to take a loan to complete the 20 Million budget for Glass.
Just found this to be interesting. Here is a guy who is funding/producing and directing hits on low budgets and is still having to go into debt to fund further movies. Thoughts
