What they don't own are the few properties that Marvel sold the film rights to (long before Disney bought the company) back when Marvel was having financial problems. So, for example, Marvel (Disney) do not own the film rights to X-Men, Deadpool or Fantastic Four (those film rights are owned by Fox - hence why their films are not considered part of Marvel's connected series of films), they technically do not own the film rights to Spider-Man and his characters though a deal was worked out with Sony (who does own those film rights) that would allow Marvel to use him and bring him into the Marvel Cinematic Universe and join the existing cadre of characters in the MCU.
