Really confused about the ending with the book...

...So basically something something the ghost of the lady that died in the building told Quinn to check her book and there was a note from her mother? Or something?

It all happened so fast and by the end somehow that had saved the day but I didn't get it at all.

It was quite fast but yes. The old lady's ghost tells Elise to check's Quinn's diary because that's where Lillith (Quinn's mom) left a note for her daughter to read when she graduated.

What seems strange is that Quinn NEVER found that letter since she spent most of the time with the diary in her hands.

I assumed Quinn never found it before was because it was stuck in the date of graduation, and Quinn only ever opened it to "Today" when she wanted to write in it?

Don't know but since the letter was clued to the diary, it seems odd that Quinn never noticed it!
