Mediocre Sex-appeal Run Amok?

A few questions: The first time John tries to contact the "old lady", "Agnes", living upstairs, why does he launch himself up there in the middle of the night, banging on her door, wearing only bikini briefs? The lead actor's physique gets a lot of airtime in this creepy movie, but why? Does somebody actually think he is super hot, hot, hot, or is he just an exhibitionist who lucked up on a mediocre lead role? Still, the primary comment has to be: Who did or would think it was appropriate for him to introduce himself to an elderly woman neighbor by charging up the stairs to bang on her door nearly nude?
