I just re-watched a bit of this movie, and I'm trying to make sense why Katie would give Hunter up for adoption, and how the hell did the coven keep track of him and keep a close eye on him. The conclusion I've come to is that Alex's Mom (played by Alexondra Lee) was originally written to be a part of the coven to explain how the coven kept track of Hunter, and raised Alex to be the coven's sacrificial lamb for wealth. But I think that bit either got rewritten/re-shot due to Stephen Dunham's fatal heart attack about a month before the film went to theaters. For those of you who don't know, Stephen Dunham played Alex's Dad in the movie, AND he was Alexondra Lee's husband in real life. I'm guessing the makers decided to not only edit out his death scene, out of respect, but decided to not have the Mom character be associated with the death of her on AND off screen husband, so they inserted her death scene. Or perhaps her death scene was always intended in the movie, but the dialogue and hints about the mom being involved were cut out, out of respect to Lee and her family. Even if its not the case, that the script never intended for the Mom to be involved with the Coven, its still a good hypothesis, there's just no facts or hints to prove it.

It definitely raises a question or two as to how the coven managed to keep an eye on Wyatt but my theory is simply with Katie basically now a demon, she can keep track of Wyatt no matter where he is.

We learn repeatedly throughout this series that demons will latch onto someone and follow them no matter where they go, same deal between Katie and Hunter/Wyatt. Katie is now possessed by demons who is latched onto Hunter, so Katie will know where he is at all times basically. It explains why Katie would have decided to buy a house right across the street from where Wyatt/Hunter is now living. She could go away for years and still know exactly where he is living.

It doesn't really do anything to answer the question of how Hunter/Wyatt came to be adopted by Alex's parents though...

My theory is... Since Katie and Hunter were reported missing after the events of PA1 and PA2, Hunter was abandoned by Katie at some point while he was still a baby, and he was screaming and crying and was eventually found by the authorities, and since his parents were found to be deceased and Katie being reported missing, Authorities had no choice but to put the child up for adoption.
