David has the advantage because Hillary increases the value


Of their home. Hillary is in essence helping David not only get a sale but a bigger sale. This assistance, unintentional as it is, is not reciprocated. That is a major flaw in the premise of this show. Who wouldn't put their house on the market after the value has been increased and get a newer, better house? Also any family this far in the process of looking for a house has already mentally prepared to move.

IMO it's just the opposite. Hillary has the advantage. She's able to deliver a fully remodeled, updated, furnished and accessorized house to the owners. If they chose to "list it" they have to go through the stress of selling, and get their asking price, and then move to an empty house. I don't know what happens to the new furniture but I would assume they don't get to take it, and it was not designed for the new house anyway.

Plus she has the sentiment of the old home on her side. How many times do the homeowners say "We can't replace the memories" or something like that?

It seems to me there are a lot more reasons to "love it" than "list it".

If David has the advantage, why does Hillary win 90% of the time? Whether you believe the show is scripted or not, the whole point of the show seems to be to convince viewers that it's better to remodel than to move. Even though David finds bigger and better houses reasonably close to the budget, the homeowners consistently trot out the same reasons as to why they want to stay: the memories, the commute, close family & friends, the school district. This, in spite of the fact that no one ever achieves 100% of their "must have to stay" list and that their personal possessions are already packed away in storage and ready to move. Taking nothing away from Hillary's actual work, I'm almost convinced David is only there to be a foil and that the homeowners are chosen for the show to give Hillary the best advantage.
