The definitive explanation for Apt 143....

1) The doctor was a foil. He represents our collective failure to appreciate psychic phenomenon.

2) The mother returned as a spirit to protect her daughter. Every thing in this film points to it. (see #3).

OK...ARE YOU READY!!!???

3) There WAS NO strange man sexing up the dying wife. It was the HUSBAND. He had so many anger issues coupled with complete loss of impulse control, that he, even knowing that his wife was on death's door, raped her and Caitlin came into the bedroom when it was happening. When he told the doctor that he knocked the stuffing (for want of a usable word) out of the stranger, it was his way of saying that he was living with excruciating guilt and he "wanted" to beat himself up.

4) He told the doctor that she died while wrapping her car around a tree. The wife, even though dying, was terrified for her children and left to find them. But in her sickened condition, she had a fatal accident before reaching them. The film capture of Caitlin's nightgown being pulled up was the mother's spirit trying to shows the film crew what had happened to her!

In conclusion, there WAS NO schizophrenia and the doctor and film crew reflect our own inability to recognize and deal with the reality of the spirit world.

The doctor was clearly meant to represent the typical "non believer" character in the film, he's similar to the "Supernatural-Proof Father" trope in horror films. Such characters often refuse to believe the disturbances are supernatural even when they have evidence. Or they are simply the last ones in the joint to experience supernatural phenomena.

I also agree that the mother returned as a ghost to protect the daughter, however there's no proof that the dad was the bad guy. I think the mother was a tormented spirit who had a bond with the daughter before she died.

IIRC, it was made pretty clear in the film that the mum was schizophrenic, the chief investigator mentioned that he did his research before taking the case, ergo he found out about the mum while doing his research.

There's no evidence to support the idea that the dad was the bad guy.

Yeah, kinda agree.

Basically, literal crazy whore of a mother/wife finally gave up on life.

Odd, in that in youth worked for a guy who had the same type of issue. Wife went back to drinking, divorce, looses custody, and took years and years to finally get the witch off those his and his kids lives. Finally did and they lived a relative OK life.
