I didn't get the 'art' apartment party.


It was that apartment in the Gainsborough (?) building.

The agents hired champagne and caviar caterers, borrowed some student art from the local institute, and threw this expensive bash for a bunch of art collectors who aren't even looking for apartments. Apparently there was one other agent there who had a suitable client (who didn't buy), but other than that, what was the deal?

Another thing in general I don't get is how agents who should be rivals sometimes go in on a sale together for no discernible reason. One of them figures another would do a better job of selling, so they split the commission somehow?

Obviously I'd bomb as a realtor in New York.

It's all about networking. Relationships are absolutely vital in real estate.
Another broker may have an exclusive on YOUR client's perfect home (and visa versa).

They split commission, after expenses, such as; advertising, staging, open house, business luncheons, events etc.
If you're looking at a $500K commission, get your booty moving! Pick them up at the airport, carry their bags, watch Fido or WHATEVER it takes!
