What happened to the man in the hat and his son? I think there was a scene where Emmy saw him shoot his son then himself but why?
Also, do all those dead bodies just disappear? Or the buried ones? Wth?
My guess is that: ***Spoilers***.... duh
After Jason ran over the man's wife while she was out jogging, and Charlie foreclosed on the man's home, the man shot his son and then himself. Which apparently gave him magic ghosting powers and allowed him to draw in Don's family to manipulate.
I like your answer!!! Now if only we knew what happened to the little girl.
shareI've always wondered; with these revenge ghosts, why don't they just drop the petty revenge stuff? I know that if I were killed by a revengeful ghost, about two seconds after I died, I'd be kicking some serious ghost ass. I think I might even take about a billion millennia off to beat the snot out of that ghost just for fun.

The house had been foreclosed on 8 months earlier, and Jason's car accident was within a few weeks. The time frame is weird.
shareIt became very clear why both of those families were drawn to the house. They each had some not too nice characters and were specifically linked to the family's house.
Emmy's family:
key-> Dad: banker who foreclosed on the house and also a murderer and cheater to boot
Wife: all-around nasty personality
Emmy: poor her, stuck with her family (she didn't want to go)
Don's family:
Don: doesn't treat his wife too well
Wife: poor her, lost her daughter
key-> Son: killed the guy in the hat's wife and didn't stop, also a rapist
The only two things that were unexplained to me:
The mute girl - what was her link to the house? Obviously she was the survivor of the previous iteration, but what bad things did her family do?
The two new families at the end - what was their link to the house? I can't imagine the guy in the hat has more wrongs to take revenge on.
