Logic on how much house one can afford


In this show I always see that Sandra takes the preapproved amount and add to the down payment amount to tell how much house one can afford. The logic she has given on one show is that banks don't want to foreclose so therefore they know how much one can afford. But I see a major flaw in this logic. All the foreclosed homes were approved at one time. Also isn't this the reason we are in this economic recession. But she seems to still promote this.

I don't understand why realtors are to blame here. Yes, a lot of them are out to make the biggest commission they can. But at the end of the day, it's the home buyers own fault. How many episodes of Property Virgins and House Hunters have aired where the home buyer have a limit they set, and in the end went with the most expensive property shown? They always want what's bigger and nicer, thus costing more.

I just saw an episode last night where a couple saw one house that had everything they wanted, very nicely done and was in move-in condition, and yet they decided not to put an offer on a house because they want something bigger and think if they pay more (aka out of they budget they set), they'll get something even nicer.

If anyone's to blame it's the home buyers who get stars in their eyes from the higher mortgages and low interest rates the banks threw at them, when they really should have been realistic about what they can afford.

This woman wastes time with people who cannot afford these homes in the meantime the homes they can afford are sitting there until she know someone else is interested in it then she shows it to them for a bidding war! What a sham she is! This is EXACTLY how REA's work and we've worked with them before and they've been fired.

We ended up buying our home from the homeowner's directly, hired our friend who was a lawyer to do the paperwork and paid about 25,000 less than what the REA's were showing us for homes half the size and in dumpy neighborhoods. They just want the commission, they're like the bankers. They stroke the egos of these people make statements like "they're NOT willing to pay" when the client is clearly stating "we CANNOT afford to pay" and make them feel like shyt and bully them into purchases they can't afford.

This show sux big time.

I've read your post but I'm not sure I understand it.

Time and time again I've seen her advise buyers NOT to buy certain houses for various reasons (one had everything the couple wanted but, she told them, it would be terrible for resale). I've never seen her pressure anyone. She tells them to have vision when it comes to certain homes because, in the end, with a little restoration, they can resale for a fortune.

DodgersRule - Ok, why would she show them a home she didn't want them to buy? That makes zero sense. She doesn't understand the term price range very well. If I told my realtor I was only interested in buying a home for $200,000 (using a random example), I would not want to go see a house for $250k just because he/she likes it and thinks I can stretch it.

I've noticed too she never shows the person a home in the price range they really want until towards the end of the show - so it'll wind up being the one they pick and will go into a bidding war.

Also, if I went to a realtor and said the bank said they would loan me $200,000, I would not want the down payment included. That means that's all I want to spend total - and I'd love to come in for less.

I had a REA pull this crap on some land we wanted to buy. I offered $47,500 on a $49,900 asking price & was told there was an "asking price offer" on the table. I told him there was no such thing- that was a sale, thanked him for his time and hung up. I later checked land records and it did not sell for the asking price anytime in that time range.

What I don't get on this show and the House Hunters or whatever it's called is that no one ever thinks they can make a decent offer despite the lousy housing market. I don't know when these shows are filmed, but if you believe what is portrayed on the show, the housing market is red hot.

You tell the rea...I want 3 bedroom 2 bathroom and has to have a basement. They show you 2 bedroom 1 bath with crawlspace. So my wife at the time found houses on our own and found 5 homes with everything we wanted in the area we wanted in our price range. I know for a fact they do this crap on purpose to make it look like they're really trying to find the house and mean while they have the house you want All ready to go. And to top it off this realtor was my friend that I work with. He got upset when we showed him the house we found and eventually moved in to
