im pretty sure it wasnt simulated.. have to be awkward going to work to do that especially considering it isnt actually a porn.

Actually it is simulated. You can see his little buddy several times between her cheeks especially in the last scene when they´re on the roof.
The oral at parts might have been real but not the rest.

Real. I saw an unedited cut and the actress was definitely performing oral sex on the guy. As a result, he evidently came all over her chest. Later, they're having sex and he pulls out and evidence of him coming was clear in the now-used condom. The actor also was interviewed in a magazine wherein he stated that it was difficult for him to have sex on camera with someone he, basically, had just met. The sex scenes were OK in this crummy little film. It would have been better if someone looking like Sofia Vergara was the star, though!
