The one part that always grinds my gears...

Apart from that phrase, of course... is that one speech of Kale, to which Ashley responds something like "either that's the creepiest... or the sweetest thing I've ever heard". The way he assumes he knows her mindset (regarding her reflection-staring), and then even comes to a final conclusion, a complimentary one, based on his assumption. Sure, all of us think we know someone based on how we perceive them, but to come right out and share that with the person at hand? Even add a compliment? It always bugs me. I feel like smacking my head against a brick wall whenever that last part comes up.

Classic stereotypical dude-centered writing there.

For some reason, we tend to get a lot of movies (think Zombieland or Transformers) where a nerdy or goofy guy will say something really off-beat or weird and a hot girl will just giggle and laugh over it and then make out with him.

And yeah, it was weird that he was getting her "personality" from randomly spying at her. You just know their habits and quirks, not what they're actually like. They were trying to forcefully give dimension to a flat character and from what I got out of the spying parts, he was either checking out her body or her turbulent family situation.

One of the themes of the film though is that he is snooping on everyone and becoming more keenly aware of everything his neighbors are doing. This is the reason he was able to piece together than Turner was a murderer. So it makes sense to me that he would be observing Ashley with just as much attention and learn things about her too.
