I'm a bit confused about the negotiation for the Sunday ranch...


Hello all! -- I always get a bit confused during the part where Daniel is negotiating with the Sundays for the ranch. He mentions a few times about "buying" the ranch. He even tells the realtor later "I just bought the Sunday ranch". But after that, the Sunday's are still at the ranch and never seem to leave. So, my question is...

#1) If you buy someone's ranch, don't the previous owners have to pack up and go?!

Also...

#2) They really never seem to actually agree on the price. First Eli says he wants $6/acre. Then he says he wants $10,000. At $6/acre, that's about 1600+ acres. Daniel first says he will offer them $3700. Then it seems he goes up to $5000. Then Daniel says to the old man Sunday "What do you think" and the old man replies "Whatever Eli says". Then Daniel says "Ok, great, we'll work up some contracts". Wait a minute...Eli didn't agree to final amount yet, did he?!

#3) How many acres did the Sunday's own? I recall he said the neighbor Bandy has 600 acres. But I don't think they specified the Sunday acreage, correct?

#4) When the realtor says that a nearby lot is going for $6/acre, Daniel doesn't look especially pleased by the news but he doesn't object either. But when Eli asked for $6/acre, he objects heavily. Any idea why?

#5) What's the difference between buying and leasing land? I thought buying meant you own it outright and leasing meant you're renting it, no? Daniel offers to buy the Sunday ranch but tells Bandy directly that he wants to "lease" his land. But when talking to the realtor, he mentions BUYING all the land nearby and they talk about buying Bandy's land during that same talk. What am I missing?

I'm watching right now for the first time, and yup, it's confusing, and no, I don't understand it either. It wasn't clear enough to say this, this, & this is what I'm giving for the land.

I'm sure I'll have more questions after.
