Is this suppposed to be the story the Ghostly Rental? Cause it doesn't seem like it but there's nothing else I can think of

This might be a very late answer to your question but, yes, it is taken from The Ghostly Rental. However, the movie makers in their infinite wisdom decided to add their own embellishments.
