Clearly the movie means to suggest that he is *some kind* of vampire, and not just some crazed human. Look at the way he easily dispatches the gang of thugs. So, he isn't just a "sick, twisted, evil human being". He is a vampire and I believe what he said, that if he feeds off someone who has bad emotions it is transferred to him, which is why he prefers someone who loves him. He does forget to breathe, which is why he has that device hooked up to him that beeps when he quits breathing. Also, remember the strange crystal rod he coughs up after he kills her, the one he puts with all the others he's coughed up in that velvet case? Those are the non-perfect emotions he was speaking of.
I think he was conflicted about killing Anne, but when she left to get the elastoplasts (Bandaids) he decided to go ahead and kill her, hence the plastic, silvery sheet he was lying down. THAT is what she saw that caused her to run, when she saw the plastic/rubber sheet he was putting down she knew what he had in mind. His feelings for her are true, because he saves her knowing that she is going to run away. Why else would he save her? He isn't going to be able to feed on her.
I'm not sure why he didn't kill her earlier, perhaps because he wanted her to return to him, even after she knew what he was and what he planned, and that would mean she truly loved him and it would make her blood all that more satisfying... who knows.
