Happy Franks

Can anyone give me the exact quote of the Happy Franks' monologue, where he's speaking about what people fear and that we should be afraid of love and says "It's real and it's terrifying" or something like that?

Happy says, "Don't kid a kidder kid! People are afraid of poverty, of war, of pestilence, of not knowing who they are or what they want, of dogs, and I say - Don't! Don't fear these things! They're not real. You want something to fear? Do you know what to fear? Love. Fear love. Love is real and it is terrifying. If you're going to be afraid, be afraid when someone says..."
Con artist: "I love you."
Lady con artist: "Je t'aime."
Captain: "Ti amo."
German: "Ich liebe dich."
Tennis player: "I lo-" Maurice stops him.
Voltri: Gibberish meaning "I love you" to bomb
Depressed girl: "I love you!"

Thanks for that. I'm trying to find the screenplay for this movie. It has a lot of wonderful comedic scenes. My daughter goes to a performing arts high school and she and her friends are always doing scenes from this movie. It's one of our favorites. Pretty brilliant writing!
