Why were they killed (spoilers)?

I got really bored after the first half of the movie, so I forwarded through the second one. I know Cesar was the culprit but I don't understand why he killed everyone. If he killed his brother and Lola just to have Julia inherit the painting, then why did he kill Alvaro and Menchu?

Cesar killed Alvero because he believed that he would ruin Julia both in career and emotionally. He killed Menchu because he caught her trying to burn Julia's apartment down, he didn't want to kill her but he was glad that he did since she was going to burn everything in her life.
