Here's my theory on the subject, I too wondered this for years but here's why I think he did it:
I agree that Tracy was way hotter than Becca. (Becca's bf even hooked up with her behind Becca's back while she was away at school.) However, he wanted average-looking Becca because he had been with her for a very long time, Becca was a virgin and her parents had money. I also think her plain looks prob made him feel more attractive by comparison. I think his parents probably had money as well so it only made sense for him to go for Becca because of the politics. Tracy was far better looking than the rest, but her family wasn't as well off as everyone else's families and he felt he should stick with his own kind so he doesn't look bad

Because Becca dumped him. He didn't like to lose, and he didn't give a rats ass about Tracy. Becca was something he couldn't have anymore, and that bothered the hell out of him. Especially since she changed so much at college, and she was "marrying" Crawl.

It's not about which girl was 'hotter' (I personally thought they were both attractive in different ways.) It was about the boyfriend being an emotionally controlling/abusive douchebag who didn't like being told 'no'. (Note how he berates Tracy for being a 'slut' and keeps trying to emotionally manipulative Rebecca.)

Either girl would have wound up absolutely miserable had she gotten stuck with the jackass.

It's a tossup as to who is more beautiful out of the two. Becca was more smarter and nicer she was the down to earth type to a T, Tracy was the sexpot and she knew it. Tracy probably was the head cheerleader and slept around with everyone. Becca would be a perfect wife in both forms but Tracy would rather have been wild for a while then maybe would have settled down. I always got a sense of some jealousy between those 2. Becca was smarter, had a good soul, and was destined for great things. Tracy was nothing more than a sexpot with a limited chance of success. She maybe could have modeled or something but she didn't have the potential or brain that Becca had to get out of that town. She didn't have the guy either and it ate her up. With him she could have someone to take care of her and she wouldn't have to worry about hard work.

So once they graduated she knew she had a chance. Becca was going to Cali and wouldn't put out for him she just had to bide her time until she subtly ate away at him until it happened. Both transformed at the same time: Becca became a confident cali girl while her BF was shown a cheating douchebag. Both started to grow in different ways as they forgot about each other. It's possible he was always that way but I think he did generally love her at the start of the movie (I'm an optimist.)

Once Becca returned they were 2 different people. She didn't need him anymore and the world was her's, he was left in that small town and she wasn't into him that much anymore. He was fading. Tracy was extremely surprised at the change which opened her eyes too. Becca's guy started to loose it over jealously and started to show his true colors. He later used Tracy rather savagely which was for no good no way you look at it. Like with Becca he didn't love Tracy either; dude was a slimeball. This made him the complete bad guy and gave Tracy somewhat of a renewal. Hopefully he at least got his commupance but really he and the fat farm guy possibly deserved to be arrested for that what they did. They drugged her in the least.

She didn't really deserve it per se but since Tiffany T was playing her I'll give it a pass. I think at the end of the day she respected Becca finally and maybe the family took her in and she started to get straight.
