Why did Roma get mad at Williamson?


How did Roma lose the deal when it was stated by Williamson that the money had been banked? The deal was closed and the client also seemed to have accepted this by walking out. So Roma's tirade against Williamson was pointless. He had closed the money was secured for all he know yet Roma went ballistic.

Lingk has three days from deal closing to call the Consumer Protection Office and have the transaction cancelled. Roma was trying to convince Lingk the deal hadn't been closed, so Lingk would wait longer than the three days. If he gets Lingk to wait into next week, the deal will have been closed longer than three days and Lingk can't get his money back. But now that Lingk knows it has been closed, he's going right to the Consumer Protection people to file a complaint. The sale will be cancelled, and Premiere Properties will be ordered to give Lingk a full refund.

That assumes that Lingk will go to the CPO as his wife wants him to but i can see from the interaction he had with Roma that he will give in and allow the CPO to demand the refund.

Not true. Lingk left to go call the attorney to start the procedure to get his money back.
If Williamson hadn't said anything, he would be convinced the check wasn't even cashed in yet and he could wait until next week to discuss it better with Roma.

This. They explain this all right in the movie. When Williamson did that, Lingk realized he couldn't trust Roma. At that point, Lingk was going to cancel the sale.

You do not have to go to any consumer office to get the deal cancelled. When you buy property or get a mortgage you sign a right of rescission that gives you three business days to change you mind and cancel.

The right of rescission begins the day you sign it not when the lender gets around to sending in your check.

Right, which is exactly why Roma got so mad.

Roma knew the cashed check was not the trigger. But he needed Lingk to believe it and allow the three days to elapse.
