So, the entire movie, Ferris is complaining about not having a car. But, his actions led directly to his mom blowing a real estate deal. She mentions that if she landed the deal, she'd buy Ferris a car.

Brilliant Ferris.

Bowlingball is spot on. The Vermont deal wasn't blown because Ferris ditched school. It was because Jeannie willingly chose to ditch school to unmask Ferris as a fraud and everything that followed from there. To an extent, it can be argued Ferris is still the root of the problem, but he never told Jeannie to have an insatiable jealousy of him and try to out his behavior to others. Even the drug dealer said it: Jeannie's biggest problem was ultimately herself and her inability to stop comparing everything she does to everything Ferris does.

Actually, it was blown because Jeanie(not Jeannie, BTW)'s mother chose to go get her daughter from the police station instead of telling her to wait until she's free, etc.

She victimizes herself and blames others for her choices. Don't fall for it.

Ferris is not the root of any problem - he can't be responsible for other people's choices. Ferris has only helped people - Rooney is less egomaniacal now, Jeanie doesn't have anger issues anymore, Cameron isn't afraid of his father anymore, Cameron's father is also forced to confront his fear of losing the ferrari and thus is allowed an opportunity to evolve as a human being, and so on.
