Hahaha, the dialog here was hilarious. They both were speaking Hokkien/Teochew dialect and Johnson pretty much nailed it.

Translation:

Johnson: Hey

Guard: Ha mi su? (What's up?)

Johnson: Jiang ay chu? (Jiang's house?)

Guard: Chiak kow sai! Lang ay chu! ti auley kopi tiam ee lau buoy! (Eat dog *beep* It's our house. He's at the coffee shop at the back)

Johnson: Kam siah (Thanks)

I always like it when someone uses a dialect on a movie and most of us don't know what is being said. That's a lot better than two characters repeating, "Diddy Mao. Diddy Mao." And "Sin loi."
