Question about proving Toads innocence

I get that they have to get the deed back to prove Toad being innocent, but how will that prove that he's innocent? Did Winky sign the deed, if so, what did he have to sign the deed for? Just a curious question.

The deed proved that Toad didn't try to sell the stolen car. In fact, it shows that Toad was a patsy in the whole thing. In short, the deed proves that Toad wanted the car, and traded Toad hall. From this, it would be clear that Toad wasn't the one selling the stolen car.

As for Mr Winky signing the deed, he done so as a witness, in order for the Weasels to make the above exchange.

Why, thank you, Thing!

I just saw it on TCM and I wondered why Toad wasn't at least charged with receiving stolen property. And he did, in fact, trade away Toad Hall, so the weasels legally own it and he doesn't. (I know I'm over-thinking this.)
